What “as-is” means in a Texas sale
Selling as-is means the buyer accepts the property in its present condition and you aren't obligated to make repairs. The standard Texas residential contract already sells property “as is” by default, with the buyer given an option period to inspect and walk away. In a traditional sale, buyers use that inspection to renegotiate. With us, the walkthrough happens before the offer, so the number you see already accounts for condition.
As-is does not remove the duty to disclose. Texas Property Code §5.008 requires most sellers of a single-family home to complete a Seller's Disclosure Notice covering what they know about the property — including flooding, foundation repairs, and known defects.
