How it works
How selling to us works in Houston
- 1
Tell us about the property
Enter the address and answer a few quick questions. It takes about two minutes, and you don't need to know anything about the market.
- 2
We review it and talk
We look at the property and comparable sales, and may reach out for a few details or a quick walk-through. No pressure, no obligation.
- 3
Get an offer and pick your closing date
If the property fits what we buy, we'll make a clear cash offer. Accept it or not — and if you do, close on the timeline that works for you.
As-is, explained
What “as-is” actually means
It means you don't fix, clean, or stage anything. We buy the property in its current condition and take on the work after closing.
Common Houston issues we buy through
- Foundation movement and slab cracks
- Prior flooding or water damage
- Roof damage from storms or hail
- Old plumbing, electrical, or HVAC
- Termite or wood-rot damage
- Deferred maintenance and hoarding
- Unpermitted additions
- Code violations or liens
Repairs vs. selling as-is
Fixing a house to list it usually means paying contractors up front, managing the work, and waiting through the process before a sale can start. Selling as-is trades some of the top-line price for certainty and zero out-of-pocket cost. For homes that need significant work, sellers often find the difference smaller than they expected once repair costs, holding costs, commissions, and concessions are counted.
We'll show you our math. If listing would clearly serve you better, we'll tell you that too.
Closing
Close on your timeline
Cash means we're not waiting on a lender, so the closing date is mostly up to you and the title company.
Need it done quickly?
Once title is clear, we can close as soon as the title company can schedule it.
Need more time?
Pick a date weeks or months out so your move, purchase, or estate timing lines up.
Need to stay a bit after closing?
In some cases we can arrange a short post-closing occupancy period — ask us.
Situations
Houston situations we may be able to help with
Every one of these is common. None of them is a problem for us.

We can buy with tenants in place and take over the lease. No eviction needed.

Vacant or unwanted property

Local context
Things worth knowing when selling a house in Houston
General, verifiable context — not legal or tax advice. Confirm details for your situation with a Texas attorney, title company, or tax professional.
Property taxes and exemptions
Homes in Houston are appraised by the Harris Central Appraisal District (HCAD) and taxes are collected by the Harris County Tax Assessor-Collector. If you're behind, the taxing units can pursue collection and eventually foreclosure, but there are usually options before it gets there — including a sale. At closing, taxes are prorated between buyer and seller and any delinquent amounts are paid from the proceeds.
Texas foreclosure timelines
Most Texas mortgage foreclosures are non-judicial. In general, the lender must send a notice of default with at least a 20-day cure period, then a notice of sale at least 21 days before the sale, and sales happen on the first Tuesday of the month. That means a timeline can move faster than in many states — if you've received a notice, reach out early.
Foundations and soil
Much of the Houston area sits on expansive clay soil that swells and shrinks with moisture. Foundation movement is common and often shows up as cracks, sticking doors, or uneven floors. Buyers here expect it; it's a repair cost, not a deal-breaker for us.
Flooding and disclosures
Houston has significant flood exposure, and Texas seller's disclosure rules ask about flood history, flood insurance, and prior claims. We'll ask the same questions up front so there are no surprises at closing, and we buy homes regardless of the answers.
No city zoning
The City of Houston has no conventional zoning ordinance, though deed restrictions and city ordinances still apply. This matters for some properties' resale and is one of the things we look at when valuing a house.
Closing through a title company
Texas closings run through title companies and title insurance. The title company confirms ownership, pays off liens and taxes, and disburses your proceeds. We use licensed local title companies for every purchase.
FAQ
Houston homeowner questions
Do you buy houses anywhere in Houston?
Yes — we buy throughout the City of Houston and across Harris County, including Pasadena, Baytown, Pearland, Katy, Spring, Humble and nearby communities. If you're just outside that area, submit the address anyway and we'll tell you quickly whether we can help.
My house has foundation problems. Will you still buy it?
Yes. Foundation movement is common in the Houston area because of the expansive clay soil, and it's one of the most frequent reasons homeowners contact us. We buy as-is and price the repair into our offer rather than asking you to fix it.
What if the house flooded?
We buy homes that have flooded, including ones that were never fully repaired. We'll ask about flood history and any prior claims because it affects how we value the property, but it doesn't disqualify it.
Can you buy a house that still has tenants?
Yes. We regularly buy tenant-occupied properties in Houston and can take over an existing lease. You don't need to evict anyone or wait for a lease to end.
I inherited a house in Harris County. What do I need to sell it?
Generally, the estate needs to be in a position to convey title — that might mean a probated will, an affidavit of heirship, or a small-estate procedure depending on the situation. We work with title companies that handle these cases regularly and can help you figure out what's needed before anything is signed.
How is your offer calculated?
We start with what similar renovated homes in the neighborhood sell for, subtract the estimated cost of repairs and our costs to buy, hold, and resell the property, and arrive at a number that works for both of us. We'll walk you through it — nothing is hidden.
Is there any cost or obligation to get an offer?
No. Getting an offer is free, and you can say no at any point. We'd rather you compare options and choose what's best for you.
