1. Who we are

EZ Cash 4 Keys ("EZ Cash 4 Keys") is a real estate investment company that buys residential property directly from owners. We are not a licensed real estate brokerage and do not act as your agent. Nothing on the Site is brokerage, legal, tax, lending, or financial advice. You are encouraged to consult a licensed real estate agent, attorney, or tax professional before selling.

2. Important disclosures about our offers

• Submitting a property does not create an offer, an acceptance, or any obligation on either side.
• Any offer we make is provided separately in writing, is based on our evaluation of the property, and may be withdrawn or revised until a purchase agreement is signed by both parties.
• Our offer reflects the property's condition, estimated repair costs, and our costs and profit as an investor. It may be less than what you could receive by listing with a real estate agent. We will explain how we arrived at our number, and you are free to compare options.
• Estimates, ranges, examples, or calculator results on the Site are illustrative only and are not appraisals, broker price opinions, or guaranteed offers.
• We may purchase properties directly or, where permitted by law, assign our rights under a purchase agreement to another buyer. Texas disclosure: if we market a property in which we hold only an option or a contract interest (rather than legal title), we will disclose in writing to any prospective buyer that we hold an equitable interest and may not be able to convey title, as required by Texas Property Code § 5.086 and Texas Occupations Code § 1101.0045. Any assignment will be disclosed to you as required by law and by your purchase agreement.
• All closings are conducted through a licensed title company or attorney, and you will receive a settlement statement showing all amounts before closing.

3. Your information and communications

You agree to provide accurate information and that you are the owner of, or authorized to act for, the property you submit. Our Privacy Policy explains how we use your information. Consent to be contacted is given only through the checkbox on our form and can be withdrawn at any time as described there and on our privacy choices page.

4. Acceptable use

Do not submit false or third-party information without authorization, interfere with the Site's operation or security, scrape or harvest data, or use automated tools to access the Site without permission.

5. Intellectual property

The Site and its content are owned by EZ Cash 4 Keys or its licensors. You may use the Site for personal, non-commercial purposes related to selling your property.

6. Accessibility

7. Disclaimer and limitation of liability

The Site is provided "as is" and "as available" without warranties of any kind, express or implied. To the fullest extent permitted by law, EZ Cash 4 Keys is not liable for indirect, incidental, consequential, or punitive damages arising from use of the Site. Some jurisdictions do not allow these limitations, so they may not apply to you. Nothing in these terms limits rights you have under a signed purchase agreement or applicable law.

8. Governing law

These terms are governed by the laws of the State of Texas, without regard to conflict-of-law rules, except where the law of your state of residence provides protections that cannot be waived.
